2. Decide what location, features, and priorities are important to you.
3. View several homes in your price range to determine your choice. Auto Search
In purchasing you will make an offer to purchase. This offer should be in writing and accompanied by an earnest money deposit to show “Good Faith”. This offer should include:
1. The proposed purchase price.
2. Closing and possession dates.
3. Any contingencies, including obtaining a mortgage loan, home and termite inspections.
4. Any Personal property specially included or excluded.
If the offer is not acceptable, further negotiations will be necessary to reach terms agreeable to the buyer and the seller.
When the buyer and seller agree on terms for a contract and financing is involved the buyer and loan officer should stay in touch weekly to ensure a smooth loan process. Within the contractually specified number of days the home and termite inspections should also be addressed.
Be Patient! When financing applies your loan officer will arrange for an appraisal of the property and continue processing the loan. This may take 2-4 weeks depending on the type of financing.
As your loan officer processes your loan the closing attorney orders title work and begins the process of title abstracting to ensure a clear title for the property. During this time the Realtor(s) work together to ensure all necessary contingencies are met.
The Closing. The buyer and seller meet with their closing attorney(s) and Realtor(s) to perform the closing transaction. Afterwards, the documents are filed with the Registers Office. Possession is not necessarily given the same date as closing. Possession and occupancy are agreed upon at the time the contract to purchase is agreed on.
